Locum Residential Conveyancing Practitioner

Seven Social Care is looking for a qualified Residential Conveyancing Practitioner for a Locum position in Reading. The successful candidate should be a qualified conveyancer, a Member or Fellow of the Institute of Legal Executives, or a newly qualified Solicitor or Barrister. Alternatively, in the absence of being able to meet this criteria, 3 years’ experience of practical legal work (to include 2 years’ experience of practical legal work in conveyancing or residential property).
Key Responsibilities:
- Advising on every aspect of the acquisition process including residential land law and practice;
- Using the LAHF and Housing Revenue Fund, dealing with the acquisition and sales of residential properties on behalf of the Council including commissioning searches, preparing reports on title, negotiating, drafting and completing contracts for sale, deeds and transfers;
- Preparing and lodging SDLT returns and discharging SDLT due within prescribed time limits;
- Preparing and submitting AP1 and FR1 applications at the Land Registry within priority periods, including using the Digital Registration Service;
- Dealing with any requisitions within HMLR time limits;
- Updating and responding promptly to any queries raised by third parties and clients on progress of registrations;
- Dealing with Notices of Assignment/Charge/Under letting and dealing with any further enquiries raised;
- Circulating completed registrations and any necessary deeds/indemnity policies to clients and stakeholders;
- Ensuring that the Land Registry portal terms and conditions are met when lodging applications.
Applicant Requirements:
- Qualifications: Qualified Conveyancer, or Newly Qualified Solicitor or Barrister (Desirable)
- Experience: Minimum 3 years experience in Residential Conveyancing
- Compliance: RTW in the UK with no restrictions
- Hours: 37 hours p/w.
